Blair Street Hotel Development

A landmark hotel development has been six years in the making for Bunbury's City Centre. The planned 15-storey development at Lot 3 Blair Street will deliver 250 hotel rooms, two ground floor restaurants, a rooftop bar and restaurant, and a day spa - new spaces for our community to enjoy and a significant boost to Bunbury's tourism offering. The project is currently progressing through the design review and approvals process.

A Landmark Development for Bunbury

A significant hotel development is coming to Bunbury’s City Centre – and it’s been six years in the making.

Since 2019, the City has been working closely with the developer to refine the design, complete subdivision works, and finalise the legal agreements needed to bring this project to life. While no groundwork has started on site, a huge amount of work has been happening behind the scenes.

The result is an exciting vision for Lot 3 Blair Street: a 15-storey development – similar in size to Bunbury’s iconic Bunbury Tower – that will transform our City Centre.

What will it include?

This development will be for our community as much as it is a significant tourism boost for our city. The restaurants, rooftop bar and day spa will create vibrant new spaces for locals to enjoy, while 250 hotel rooms will greatly enhance Bunbury’s accommodation offering and reputation.

Renowned architecture firm Scanlan Architects has provided the design vision for the site, taking full advantage of existing community infrastructure.

What’s Happening Now

The development plans were presented to the South West Design Review Panel for feedback from urban designers and landscape architects. This will further help refine the design before the developer lodges the Development Application.

Parking

We understand parking availability is important to our City Centre and wider community. The Lot 3 Blair Street site is currently used for parking, and the City has been investigating alternative parking arrangements to support this significant development.

We are close to completing the City’s Parking Strategy, which will identify existing usage patterns in high-need areas and provide a strategy for the supply of short, medium and long-term parking in and around the City Centre.

Proceeds of the land sale are held in reserve to support additional City Centre parking requirements.

Frequently Asked Questions

  • No. This is a private development. As the landowner of Lot 3 Blair Street, the City has worked with the developer through the sale process, including finalising the Sale and Development Agreement.

  • Separately to the land sale, the City is the planning authority responsible for assessing the development application. The City’s planning team has been providing preliminary design advice throughout the design stages and will independently assess the DA through the standard approvals process, including community consultation.

  • Since 2019. The City and developer have been working together for six years – refining the design, getting subdivision works sorted, and finalising legal contracts. The Sale and Development Agreement was signed in June 2025.

  • The purchase price was $4.1 million. Proceeds are held in reserve to support additional City Centre parking requirements.
